When do you need an EPC?

An EPC is required in several common situations. Here are the most frequent reasons homeowners book an assessment — and what you need to know about each.

Selling your home

An EPC is a legal requirement before a property can be marketed for sale in England and Wales. It must be commissioned before the first advertisement — not at the point of exchange. Estate agents will ask for it before listing. Book yours early to avoid delays.

Grant or funding application

Government schemes including ECO4 and the Warm Homes Plan require a current EPC as part of the eligibility process. Many schemes have a rating threshold — knowing your current rating is the essential first step. An up-to-date EPC can unlock significant funding for insulation, heat pumps, and other improvements.

Updating an expired certificate

EPCs are valid for 10 years. If yours has expired and you want to sell, rent, or access funding, you'll need a fresh assessment. An updated EPC may also reflect improvements you've made — a new boiler, insulation, or solar panels — potentially improving your rating.

Remortgage or lender requirement

Some mortgage lenders now request a current EPC as part of the application process — particularly for buy-to-let and green mortgage products. If your lender has asked for one, or your existing EPC has expired, KIEEPC can carry out the assessment and issue the certificate the same day.

The on-site visit typically takes between 30 and 60 minutes for a standard domestic property — slightly longer for larger or more complex homes. Once the assessment is complete, the EPC is lodged on the national register and emailed to you the same day in the vast majority of cases.

An EPC gives your property an energy efficiency rating from A (most efficient) to G (least efficient), along with an estimated annual energy cost and a recommendation report showing what improvements would make the biggest difference to the rating. It's based on a standardised assessment of your property's construction, insulation, heating system, and other factors.

Beyond the certificate itself, I can model specific improvements using SAP — so you can see exactly what a measure would do to your rating before committing to any work. Just ask when you book.

Every EPC includes a recommendation report listing the improvements that would make the most difference to your rating and your energy bills — typically measures such as loft insulation, cavity wall insulation, a more efficient boiler, or Solar PV. The report tells you what's recommended; acting on it is a separate step.

Yes — portfolio reviews are something I'm well placed to assist with. Under the current Minimum Energy Efficiency Standards (MEES), all privately rented properties in England and Wales must achieve a minimum EPC C by 1 October 2030. Properties that don't comply cannot legally be let from that date, unless a valid exemption is registered.

I can assess your portfolio, identify which properties are at risk, and model the improvements needed to achieve compliance — using SAP to give you concrete predicted outcomes before any money is spent. It's also worth being aware of the Home Energy Model (HEM), the new EPC methodology due to launch in 2027, which changes the way properties are rated — particularly those with gas boilers, which will be harder to achieve C under the new system. Getting assessments done now under the current SAP methodology locks in your rating for up to 10 years.

Elmhurst Energy, Quidos and ECMK are the three main accreditation scheme operators for energy assessors in England and Wales. They are approved by the government to accredit and oversee Domestic Energy Assessors (DEAs), Non-Domestic Energy Assessors (NDEAs) and Retrofit Assessors — ensuring that assessors meet the required competency standards, hold appropriate qualifications, and maintain professional indemnity insurance.

Every EPC lodged on the national register must be produced by an assessor who is currently accredited through one of these bodies. KIEEPC holds accreditation through all three — giving you the assurance that assessments are carried out to a consistently high standard, regardless of which scheme is used to lodge the certificate.

A standard EPC assessment is visual and non-intrusive — the assessor records wall construction type based on visible evidence, property age, and any available documentation. Where there is no definitive evidence that cavity wall insulation has been installed, the assessor is required to record the wall as uninsulated. The EPC therefore reflects what can be confirmed, not what may have been installed at some point in the past.

If you suspect your cavity wall insulation has failed, settled, or was never fully installed, the only way to confirm this is through a physical inspection. I am able to carry out cavity wall inspections using a borescope — a small camera inserted into the wall through a drill hole — which allows me to visually confirm whether insulation is present, whether it is intact, and whether there are voids or areas of concern.

Yes — Solar PV is one of the most impactful single improvements you can make to a domestic EPC rating under the current SAP methodology. A well-sized system on a suitable roof can move a property up by one or even two rating bands, depending on the existing rating and the system's output. The improvement is calculated based on the estimated annual generation relative to the property's energy consumption.

Under the incoming Home Energy Model (HEM), Solar PV becomes even more significant — it contributes directly to the Smart Readiness metric, which is one of the four headline scores on the new-style certificate. For properties with gas boilers that will struggle to achieve a C on the Heating System metric, Solar PV combined with smart controls may be the most practical route to overall compliance.

Cavity Wall Inspections

Using a borescope, I inspect cavity walls to establish whether insulation is present and performing as expected. Where failed insulation is found, I can arrange a Chartered Surveyor to assess the findings and advise on remediation — including extraction where required. Thermographic inspections are also available as a chargeable add-on, and I can advise on CIGA guarantee status verification via my PAS-accredited install partners.

Solar PV Surveys

A Solar PV survey with me means a full system design, detailed costings, and a SAP-modelled energy outcome — at no charge and with no strings attached. I'll give you the full picture of what's possible for your property, and I'd actively encourage you to get other quotes to compare. For larger installations of 250kW or more, I have access to Power Purchase Agreement (PPA) funding through industry contacts, which can remove the upfront capital requirement entirely.
